Pre construction is the opportunity to join a fellow group of investors who partner with a developer and finance the construction of a new or "proposed" condominium. Typically 20% of the total cost of construction is required by the lender to fund the loan. Once the developer secures the loan, construction usually takes between 2 and 2.5 years. The benefit for the investor / buyer is the price is locked in and the condo will appreciate while it's built. An investor option is selling or assigning the contract prior to closing and when the end user closes, the assignor receives their proceeds.
